Full board meetings are held periodically and announced on the website. When virtual attendance is available, you can join from any device โ no account required. The Annual Member Meeting is held in person only. Because voting takes place at this meeting, in-person attendance is required to participate.

MHOA board working groups and committees meet regularly to conduct association business. Full board meetings are held periodically and are open to all residents. The Annual Member Meeting is held in person, as member voting takes place at that meeting. ADRC
Architectural Design Review Committee
About the ADRC
The Architectural Design Review Committee reviews and approves exterior modifications to homes and properties within MHOA. Any exterior modification, including fences, paint colors, additions, sheds, solar panels, and driveways โ requires ADRC approval before work begins.
Approval Process
1Submit Online
Complete the ADRC Request Form online. Include photos, drawings, and a description of your proposed modification. Submit at least 30 days before your planned start date.
2Committee Review
The ADRC reviews requests at board meetings. You may attend when the meeting is publicly announced.
3Decision & Appeal
Written notification within 45 days. Denied requests may be appealed to the full board.
4Begin Work
Once approved, you may begin work. No exterior modification may start before written ADRC approval is received.

Renters โ Planning Exterior Changes?
If you are renting in Marylhurst and considering any exterior modification โ even something that seems minor like a garden bed, a satellite dish, or a coat of paint โ please speak with your property owner or property manager first. All exterior changes require ADRC approval, and the request must be submitted by or coordinated through the homeowner.
Your homeowner or property manager can submit the ADRC request form on your behalf. This ensures everyone is on the same page and that the modification is properly approved before work begins.

About MHOA
Our community, our history, our people
Who We Are
MHOA is a private association of homeowners of the Marylhurst community, located in Lake Oswego, Oregon, formed in 1994. Membership is limited to property owners within the development.
Our neighborhood sits along Oregon Route 43 near the Willamette River, approximately eight miles south of Portland, within the scenic Glenmorrie area of Lake Oswego. It is a peaceful, residential community known for its lush greenery, tree-lined streets, and a welcoming mix of families and longtime residents.
The area takes its name from the historic Marylhurst University campus nearby, a storied institution that shaped the character of this part of Lake Oswego until its closure in 2018. The broader Marylhurst neighborhood borders the Willamette River to the west and is framed by mature Douglas firs and native Oregon landscaping.
Our Community
Marylhurst is described by its residents as beautiful, safe, walkable, clean, and family-friendly. The neighborhood is home to approximately 380 residents and features a close-knit atmosphere where neighbors know each other by name.
Residents enjoy proximity to the Willamette River, Glenmorrie Park, and Tryon Creek State Natural Area trails. The community is situated within the highly regarded Lake Oswego School District and is minutes from downtown Lake Oswego's shops, restaurants, and the Oswego Lake waterfront.
Lake Oswego itself is one of Oregon's most desirable residential cities, rich in arts, culture, and outdoor recreation, with easy access to the Columbia River Gorge, Mt. Hood, the Oregon Coast, and downtown Portland.
Our Board
MHOA is governed by an all-volunteer board of homeowners elected by the community. The board operates through working groups and committees that meet regularly to manage community business, review association finances, oversee common area maintenance, and address resident concerns. Full board meetings are held periodically and the Annual Member Meeting is held each year.
Board members are your neighbors โ homeowners who volunteer their time to keep our community well-run and well-maintained. We welcome any homeowner who wants to get involved. No prior experience is needed, just a willingness to show up and contribute.
The association supports several working committees that help the board carry out its responsibilities:
- Accounting & Billing Committee oversees dues collection, financial reporting, and vendor payments
- Architectural and Design Review Committee (ADRC) reviews and approves exterior modification requests from homeowners
- Nomination Committee identifies and encourages qualified candidates for board service
- Governance Committee reviews and recommends updates to governing documents and community policies
We are always looking for ways to strengthen governance through member working groups and broader community participation. If you have a skill or an interest that could benefit MHOA, we would love to hear from you.

What the HOA Does & Does Not Do
Review exterior modification requests (ADRC)
Collect and manage annual assessments
Post community announcements and safety alerts
Facilitate neutral communication on community standards
Maintain governing documents and financial records
Coordinate with the City of Lake Oswego on public property
Enforce issues outside the CC&Rs
Act as law enforcement or code enforcement
Regulate interior property changes
Mediate personal conflicts (we refer to Clackamas County Mediation)
Issue fines except where CC&Rs explicitly authorize them
Manage public streets or city infrastructure
The HOA facilitates communication and community standards. We are not an enforcement body for neighbor disputes. When an issue falls outside our authority, we'll let you know and point you to the right resource.

Information for escrow officers, brokers, and real estate professionals
HOA Resale Disclosure Packets
For real estate transactions involving MHOA properties, escrow companies, title officers, brokers, and buyers may request a Resale Disclosure Packet. This packet satisfies HOA disclosure requirements under Oregon state law.
All required HOA disclosure documents: governing documents, financials, meeting minutes, insurance certificate, and open items.
Outstanding dues identified at closing. Current annual dues of $600 confirmed. Proration handled by escrow.
Updating association records and transferring the account to the new owner.
How to Request a Resale Packet
Email the board directly and include the information below. Please indicate your closing timeline.

Renter & Property Management Registration
For property owners, renters, and property management companies
We warmly ask that property owners who rent their homes take a moment to introduce their renter and any property management company to the board.
Knowing who lives in Marylhurst helps us welcome every resident, ensure community communications reach the right people, and avoid mixing member business with renter matters. In an emergency the board needs to know who to contact at every address.
Renters are part of our community. Registration lets us extend a proper welcome and keep them informed.
Member business stays with owners. Renter communications go directly to residents at your property.
In urgent situations the board needs to know who lives at each address, not just who owns it.
Upon registration, the board will add your renter’s email to the authorized users list, giving them access to the MHOA Resident Portal — a private area of this website where registered residents can view:
Access is typically granted within 5–7 business days of registration. Once added, renters sign in with their email address — no password needed. This access is provided at no cost as a community benefit.
